Exclusive Buyer's Agency
This is a relatively new term in real estate. An Exclusive Buyer Agency focuses only on the purchasing side of a transaction. Whereas traditional agents will sometimes represent both the buyer and seller in a real estate transaction (called Dual Agency), an Exclusive Buyer's Agent never does.
Entering into an Exclusive Buyer Agency agreement with me ensures that your interests will be put first, which means that I am working to get you the lowest price at the best possible terms. Without this agreement, chances are the listing agent is putting the seller first and getting the most money for the property at the best terms for the seller. The greatest part is that my fee is usually covered by the selling agent's commission. At closing, the selling agent splits the commission money, so most of my clients walk away without having to pay me a thing.
As an Exclusive Buyer's Agent, I offer far more to my clients for the following reasons:
1. I have a specialized service that puts me ahead of my competition. I know the buying market, extras to ask for, and how to beat out other offers, because that's what I do.
2. I'm completely objective in helping my client find the right place. I don't care what house my client buys, I just care that it meets every expectation. I'll show listings from every company out there - and I'll research For Sale By Owners. Traditional agents make more money when they sell one of their listings (or one of their office's listings), which establishes a bias.
3. It is my job to put the buyers interests first. I find the best home, at the best price, under the best terms. I have a discriminating eye when I look at properties. I want to identify potential problems and uncover any hidden damages, so I have complete confidence in what I help my clients buy. Traditional agents have to represent the seller first, so it is their job to get that house sold for the most money at the best terms for the sellers. They could lose their license if they put a buyers interests first.
4. I owe no loyalty to sellers, so I'm not forced to put a positive spin on anything. I can give out all the facts, good and bad.
